What is Home Staging?
Just as one would detail their car for sale, one should
also detail their house for sale.   Home Staging
neutralizes a house and plays up the most important
features of a property, inside and out.  This makes the
house more appealing to a wider pool of potential
buyers; attracting more offers, at list price or above, in
less time on the market.  In most cases we will use your
existing furniture and accessories for staging.  The
photos on the right are of a home in Chesapeake,
Virginia that was recently staged by Accredited Staging
Professional® Nicole Beverly Ridley.  The homeowner's
furnishings and accessories were used to transform the
property into a marketable product.

Why is Home Staging Important?
Home Staging is important because the way we live in
our homes in significantly different than how we should
sell our homes.  Many of us personalize our homes by
decorating, adding artwork and family photos, and by
painting.  
A house for sale must be de-
personalized, because we are selling the
property, not the possessions.
 We want  
potential buyers to look at the house and all it has to
offer in terms of space, natural light, etc.  Buyers
typically decide within six minutes if they want to
continue looking at a house, so time is of the essence.  

When should a house be staged?
Ideally, a house should be staged BEFORE it goes on
the market so that its ready to welcome potential
buyers.  The longer a house sits on the market without
being staged, it is likely headed for a price reduction --
and that is money spent!!  If your house is already on
the market, or has already had a price reduction, Home
Staging can still be beneficial.  There may be simple
reasons why the property is not selling.

What staging services are offered by NLB?
NLB offers Bids and Consultations for both occupied
properties and vacant properties.   A Bid is a hand
delivered written quote for staging services to be
performed by NLB.  A Consultation is a detailed 30-50
page written report prepared by NLB for sellers who wish
to stage® their own property.  NLB hand delivers the
report and reviews it with the seller(s).

For
occupied properties we recommend staging the
entire interior and exterior of the property, and keeping
it staged until settlement.  Keeping it staged until
settlement ensures that the property will always be
ready for showing in the event a contract falls through.

For
vacant properties staging is highly important
because the average buyer cannot "picture" how their
furnishing can be arranged or how they will live in the
property.  NLB wants to make the buyer's decision an
easy one...and get your property sold quickly!

How long does it take to stage a house?
On average, the exterior and interior of a house can be
staged in 1-2 days.  Larger properties can take longer,
but NLB will determine the exact time needed.  Our goal
is to work with you and your Realtor to stage® the
property as close to your listing date as possible so that
it is ready for viewing by potential buyers.

Why hasn't my Realtor® suggested Home Staging?
Are you working with an ASP® Realtor® who has been
trained and accredited by stagedhomes.com?  If not,
perhaps your Realtor® hasn't been fully educated about
the benefits of Home Staging.  This is the perfect time to
introduce us to your Realtor® and have them watch the
staging videos on this page.  We'd be happy to educate
them about Home Staging -- what it is, and what it is not.

When NLB stages your property, the investment
includes:
  • De-cluttering and Packing
  • Basic Cleaning (such as dusting and vacuuming)
  • Trimming of small shrubs and trees
  • Re-arrangement of existing furniture and
    accessories
  • Tips on living in your staged house
  • Recommendations to improve marketability
  • Inclusion in the Property Search Database on
    stagedhomes.com

When you complete the staging yourself, the investment
includes:
  • A 30-50 page written report of work to complete
  • Tips on living in your staged house
  • Recommendations to improve marketability
  • A follow-up phone call and visit to keep you on
    schedule

What are your payment terms for staging?
  • For Bids and Consultations we require a deposit
    of one third prior to beginning work.
  • We collect the balance the same day we complete
    the staging or consultation.
  • Clients have the option to setup a Pre-Staging
    Retainer Account to spread out their payments
    before staging begins.  We will collect the balance
    on the same day staging is completed.
  • We accept cash, most major credit cards, debit
    cards, money orders, and cashier's/bank checks.
  • We do not accept personal checks.
